When You'll Use Each Service

Before You Apply

Pull your credit reports. Fix errors and improve your score before any landlord or lender sees it. The single highest-leverage step you can take.

Mortgage Shopping

Apply to at least three lenders within a 14–45 day window (counts as one credit inquiry). Compare APRs, not just rates.

Before Signing

Have an attorney review the lease or purchase contract. For rentals, especially commercial or complex residential leases. For purchases, always.

Moving Day

Book movers 4–8 weeks ahead for in-state, 6–12 weeks for cross-country, especially during peak season (May–September).

Selling Investment Property

Talk to a qualified intermediary before you list. A 1031 exchange must be set up in advance — you can't add it after you receive the sale proceeds.
